Why should we choose Performance Team to list our property?
One seller who recently decided to list properties with us gave us a wonderful compliment as we were signing his listing agreement. What type of marketing will you do for my property?
We are probably best known for our advanced, sometimes revolutionary, marketing. We utilize traditional marketing including full-color ads in the newspaper as well as direct mail postcards and flyers. However, we pride ourselves on breaking the mold when it comes to our digital marketing, including all the major social media channels (Facebook, Instagram, Twitter, Youtube, etc.). We also maintain a HUGE email database of former B&B guests who have stayed with us (presently over 36,000 emails), so we have a captive audience of people who have actually visited North Texas and just might want a permanent place here. Of course, there is a lot more, but we can’t give away all our secrets! Will I be charged for the photography of my property?
No. One major benefit of listing your property with Performance Team is that all listings receive the highest quality professional photographs. We really believe in the old adage, “A picture is worth a thousand words.
How long do your listing agreements typically last?
While in most cases we prefer the standard 6-month to 1-year listing agreement, we are not inclined to keep a client under contract if their needs and desires change. It is essentially impossible to force someone to sell their house if they change their mind; so why not do what we can to keep all sides mutually satisfied? We believe that we are in this listing together and that we only intend to enforce the agreement as long as both sides are in agreement.
When is the best time to schedule a visit to view property?
We are ready when you are! However, if you are looking to purchase a bed and breakfast or vacation rental, weekdays are MUCH more convenient. As you can imagine, most B&Bs are booked on the weekends, making it virtually impossible to tour them. The more successful properties also have significant weekday bookings, BUT they can be toured between reservations. If it is at all possible, we highly recommend coming during the week (taking a day or two off work if required) so that you can visit the maximum number of properties and make the most of your trip.
Where should we stay when we come to view properties?
So glad you asked! Of course, as a great source for finding the B&B getaway of your dreams. They offer something for almost every budget. If you are considering purchasing a B&B, it certainly makes sense to stay in one to get a feel for the way the operations work. If you are coming to view the many luxury homes in the area, you should still treat yourself to a stay in one of cottages, inns, or guesthouses.
We are interested in purchasing a home (or B&B). Do you have suggestions for where we can seek financing?
While the best option is often to begin with bankers and/or investors who already know you personally, we do have extensive connections with local mortgage brokers and would be happy to discuss your options with you. This is particularly helpful when purchasing a B&B, which is an unknown area for bankers in many locations. Our preferred vendors are VERY familiar with the industry; so working with them often provides a quick jumpstart to the process.
